Where an inquiry proceeds to regulated real-estate work, 株式会社Livmo / Livmo Co., Ltd. may process information as the licensed brokerage partner and may become an independent controller for its legal and professional obligations.

Data we collect

We may collect name, email, telephone or messaging details, nationality or residency context, organization, budget, preferred areas, timing, property requirements, message content, consent records, and basic technical data such as IP address, browser information, page events, cookie identifiers, and referral information. Please do not submit identification documents, bank details, or other sensitive information unless specifically requested through an appropriate secure channel.

Purposes and legal bases

We process inquiry data to answer requests, assess the requested advisory route, prepare introductions, and take steps requested before a possible contract. We process necessary correspondence, security, fraud prevention, and service administration on the basis of legitimate interests, balanced against individual rights. We process newsletter subscriptions and optional analytics or map loading on the basis of consent. GAISAPP is operated in Japan. Some service providers may process data in Japan, the European Economic Area, the United States, or other countries. Where a transfer requires safeguards, we use an applicable adequacy decision, contractual safeguards, consent where valid, or another lawful transfer mechanism. Retention

General inquiries are normally retained for up to 24 months after the last meaningful contact, then deleted or anonymised unless a continuing client relationship, dispute, security need, or legal recordkeeping duty requires longer retention. Newsletter data is kept until consent is withdrawn, with a minimal suppression record retained where needed to honour the opt-out. Cookie preferences remain in the visitor's browser until cleared or replaced. Analytics data is retained according to the shortest configured period reasonably required for measurement and is reviewed periodically.

Cookies and analytics

Necessary local storage records the visitor's cookie choice and supports essential site functions.
